These Agents Are Getting Listings – Here’s How You Can Too
If you feel like you’re struggling to get listings this year, you’re not alone.
According to recent data, while inventory levels have risen this year, new listings are about 43% lower than they were pre-pandemic, making this not only a competitive market for buyers & sellers – but agents too.
The good news is: there are agents getting listings right now.
Here’s their advice on how you can too.
Kyle Whissel – Video
The world of content marketing may be a constantly evolving and potentially frustrating part of being an agent. But when it comes to maximizing your brand, one thing is for sure: video is king.
Last year, a staggering statistic shocked the world of digital marketing: Youtube is the second most popular search engine (with Google in the lead).
For agents, the opportunities for business exposure are endless. Especially when the videos you’re posting are answering more than what your listings look like.
As one of the top agents taking Youtube for real estate to the next level, Kyle Whissel is leading the way on how agents should be utilizing this important platform.
When it comes to creating a video marketing strategy that gets results, Whissel recommends making sure you’re sticking to the four C’s:
- Content
- Consistency
- Channels
- Composition
These four pieces are the key to success in real estate video.
Another pro tip from Whissel: don’t sweat the tech and focus on the content.
“What’s the number one question we get from people? What camera…lens…microphone do you use? None of that matters if your content sucks. Content is everything when it comes to video,” Whissel said.
And while his Youtube page provides plenty of helpful tips for buyers and sellers in his market as well as real estate insights, Whissel’s also packed his playlists with tips on how agents can get the most out of their video marketing efforts.

Keri White – Social Media
With nearly 33,000 followers on Instagram, Keri White is the agent to look to if you want to turn likes into listings. But her success didn’t happen overnight. The L.A.-based agent with The Agency said it took a lot of trial, error, and (of course) selfies to figure out a strategy that simultaneously builds her brand and her business. Today, it’s one of her biggest lead drivers.
For Keri, one of the most common mistakes she sees agents make on Instagram is that they use it to sell real estate – and that’s it.
“There’s this misconception that you’re on [Instagram] to sell real estate….so you should be posting pictures of houses, living rooms, and just solds. But those posts historically have the lowest engagement.”
Instead, she suggests shifting your strategy to follow the 80/20 rule: 80% personal posts and 20% listings, buyer & seller tips & market insights.
“Remember, it’s a social platform. You’re on it, of course, to build your business. But really to be social, have fun, enjoy, share and connect with your friends, family, and clients.”
In order to achieve that, Keri recommends creating a weekly social media calendar (like the one below) that helps you plan what you’re going to post every day. That way, you can balance your feed with fresh new content that not only shows off your professional side but your personal one too.
“Remember, people work with you when they like and trust you. The only way they can do that is if they get to know you. This is not about only showcasing house photos.”

Laura Gwyn – Blogs
We get it. On top of everything else you have to do for your real estate business, a blog doesn’t really make it to the top of your priority list.
But the truth is, any marketing expert will tell you that this small addition to your website can make a big impact. According to Hubspot, businesses with blogs produce an average of 67% more leads monthly than businesses that don’t.
For Laura Gwyn, a real estate agent based in Salem, Oregon, blogs have become more than just the backbone of her digital marketing – they are a big appointment driver.
The easiest way Gwyn has built her blogging strategy is with KCM blogs. She loves that she has endless content to post on social media, incorporate into email campaigns, and share with her clients.
But the biggest impact Laura notices from her content marketing efforts is an overall boost in brand awareness and online presence that’s led to getting appointments – weekly.
“I get about three ‘come-list-me’ calls per week with this online presence.”
