4 Tips for Getting Started with TikTok for Real Estate
We went viral on TikTok. It still sounds weird to say and yet, it happened.
And the funny thing is…we had just started creating content for it. We only had our channel up and running for a month with only 30 followers and three videos under our belt when we went viral.
Here’s something you might relate to: we had a hard time figuring out where and how TikTok fit into our social media marketing strategy.
We knew we needed to be on it, but we couldn’t quite figure out the type of videos that would represent our brand best while also resonating with our audience. Once we had an idea of what that looked like, we took the plunge and posted a video that got 64K views in less than 24 hours. Just like that.
Here are our biggest learnings so real estate agents can crush TikTok too.

Create a business profile
Just like any other social platform, business profiles are designed specifically to help your brand and company grow more.
And TikTok is no different. Their business profiles are full of features that can help make your life easier and your posts more successful (even viral).
Here are some of the biggest perks of TikTok business profiles:
- Ability to run paid ads
- Real-time performance tracking
- Access to analytics
- Option to drive traffic to an external website (once you reach 1000 followers)
Just remember that your business profile is there for business reasons. Keep your content professional and be mindful of what you’re viewing on which profile.
Create content that provides value
People love content that not only entertains but educates too. Don’t let TikTok’s reputation fool you. The social platform is stock full of value-based content that covers just about every passion, hobby or interest you can think of.
So, the first and foremost way to get someone to watch your TikTok content is to lean into what you know best: real estate. And trust us, there are a lot of people that have a lot of questions about what’s happening in the housing market right now.
Any agent can do this easily by creating videos that:
- Answer common buyer & seller questions
- Bust real estate myths
- Tackle topical market insights
- Cover local & national housing market updates
Just like on Instagram Stories, how much pizzazz you add to that value is up to you. But remember this: if you give the people what they want, they will come back for more.

Hashtags

The same goes for TikTok. If you want to get your name, your brand, and your business out there, hashtags are the best way to do it. For example, the viral video we created used some of these: #realtorlife, #realestate, #housingnews, and #housingmarket.
If you want to tap into your local market, putting your city name in them will do the trick. Also, look at what other agents are using in your area to capitalize on those hashtags too.
As a rule of thumb, use at least 5 and no more than 10 hashtags to help your content get more views.
Don’t underestimate the caption
Captions for social platforms can play a lot of different parts. They can bring context. They can tell stories. They can boost engagement. And most of all, they can be a seriously misunderstood and underutilized tool on TikTok.
It’s a video platform, after all. How important can a caption be?
What’s important to remember is that everyone digests content differently. Think of them as “glasses for your ears.”
A recent study by Verizon and Publicis found that 92% of consumers watch videos with the sound off and 50% rely on captions, making it imperative that you create TikTok videos that are optimized for silent viewing.
Also, similar to hashtags, captions offer a chance for your posts to get more views, followers and brand reach.

Nobody likes to be sold to…but they do love to be educated. Especially when it comes to making a big life decision like buying or selling a home.
